Walpole Planning Board

The Planning Board feels there needs to be some clarification on the recently posted Town Warrant Articles for the upcoming Town vote and meeting regarding Article 3, a proposed zoning amendment by petition regarding formula businesses.
After a public hearing in January, the Planning Board voted to Not recommend this zoning amendment.
If the Planning Board did their job by working with Zoning to protect us from potential strip development from McDonalds, Taco Bell etc. perhaps this warrent would not be necessary.

And maybe the Board should work with developers instead of sitting there in silence. They allow buildings that look like the back end of an old shopping mall in Albany NY.
The so nothing Boars was road years ago by a developer that their regs and proceedures were full of holes, and NOTHING has changed.

This is very misleading. A reason should be given. According to the Planning Board minutes, the reason is that the same zoning rules apply to both Route 12 and the Village, so the Planning Board wants to have different rules for the Village. In the meantime, these formula businesses are free to populate both Route 12 and the Village. At the pace things change with regard to zoning and planning in Walpole, Dunkin’ will be opening a third location on Main Street! I doubt most people realize the extent of commercially zoned property in downtown Walpole.

Helen, I would suggest reading through the Planning Board minutes that are posted on this website. It’s important to be an informed voter and not just listen to who is the loudest with the most free time to make signs.

I always read the minutes, Laura. And I have no idea why the planning board is against article 3.

Sorry, Helen, I replied to your comment earlier but it never posted. On page 6 of the minutes on the town website (January Planning Board meeting) is where most of the discussion from the board is documented. The Chair of the Select Board advised that the article was too restrictive. Hope this helps.
